Many units, many policies
Smoke travels through corridors, chases and shared attics; suppression water goes down through the units below. Each affected unit, the common elements and the building systems are documented and scoped separately, so the master policy carrier, each unit owner's carrier and each renter's carrier can approve its own scope without arguing over whose drywall is in whose estimate.
Occupied buildings
Work happens around people living there: access scheduled through the manager, equipment out of egress paths, noise and hours managed, life-safety systems verified before anyone re-occupies.
Fire-rated assemblies
Rated walls, floors, ceilings and doors damaged by fire are rebuilt as rated assemblies to current code, which is typically a code-upgrade item on older buildings.
Managers and owners
A single point of contact, per-unit documentation, a written schedule and status reporting for the board or owner, and honest guidance on which claims go through the master policy versus unit policies.
On the claim
Each scope is billed to its carrier on covered work under the declaration's allocation; deductibles apply as the policies state.
